Role Overview

As a Marketing Strategist, you will own the strategic relationship with a portfolio of property management partners. Your job is to design, guide, and optimize B2C outbound marketing strategies that help partners acquire new vacation rental homeowners—without overpromising or misaligning expectations.

You will set the strategy, educate partners, and define success—while our in-house creative and execution teams bring the campaigns to life.

This is a client-facing, strategy-heavy role—ideal for someone with agency experience who understands direct response marketing, especially direct mail and cold email at scale.

What You’ll Be Responsible For

1. Market & Growth Strategy

  • Evaluate each partner’s Total Addressable Market (TAM) using available data, geography, and competitive context
  • Align growth goals with realistic acquisition costs, market saturation, and volume expectations
  • Help partners understand what’s possible vs. what’s probable based on their market and budget

2. Messaging & Positioning

  • Extract and refine each partner’s differentiators, value proposition, and brand voice
  • Develop offers, hooks, and risk reversals tailored to vacation rental homeowners
  • Ensure messaging is optimized for cold outbound channels, not generic brand marketing

3. Campaign & Content Planning

  • Build quarterly and yearly marketing roadmaps (primarily direct mail + cold email)
  • Partner with internal project managers and production teams
  • Ensure campaigns align with strategy—not reactive requests

4. Defining & Managing Success

  • Set clear, realistic KPIs (response rates, lead quality, volume—not guaranteed closings)
  • Educate partners on outbound marketing benchmarks and timelines
  • Identify early warning signs when expectations, TAM, or messaging are misaligned
  • Continuously optimize strategy based on performance trends and partner feedback

Ideal Background & Experience

Required

  • 3+ years experience developing marketing strategies, preferably in an agency or client-facing role
  • Strong understanding of direct response marketing, especially:
    • Direct mail
    • Cold email
  • Experience setting expectations around ROI, response rates, and lead quality
  • Comfortable presenting strategy, explaining performance, and coaching clients
  • Highly organized, analytical, and detail-oriented

Strongly Preferred

  • Agency background working with multiple clients simultaneously
  • Experience with real estate, hospitality, or SaaS
  • Familiarity with CRM systems, AI, lead flow, and sales enablement
  • Experience operating in high-growth or fast-changing environments
